St. Hubert Straelen-based construction company begins in St. Hubert with the first six of a total of 42 semi-detached houses. The Tecklenburg company did not want to lose any time. All those present emphasised this on Wednesday at the company’s symbolic groundbreaking ceremony in the St. Hubert development area “Auf dem Zanger”. “I came to this project somewhat unexpectedly four months ago,” said architect Uwe Schulz. He was all the more pleased that it is now getting under way. In four construction phases, the company of the Straelen building magnate Hermann Tecklenburg will erect 42 semi-detached houses and one apartment building. Work is now beginning in the first phase with six semi-detached houses, which are to be handed over to the buyers in spring 2020.
The Tecklenburg pace comes as no surprise, because the market for construction companies is currently favourable. Low interest rates lead to more and more prospective buyers wanting to build their own four walls. The demand is high, emphasises Stephany Quarte, who manages the project for Tecklenburg. Of the six semi-detached houses in the first phase, three have already been sold.
Depending on the plot size, the houses have a living area of between 128 and 133 square metres. In addition, each house receives a basement of around 56 square metres. Despite the property-developer model, architect Schulz gave assurance that Tecklenburg does not “build off-the-peg houses” in St. Hubert. The company definitely accommodates the individual wishes of the customers. However, this then has an effect on the price, as Quarte confirmed when asked. The semi-detached houses are to be sold at prices between 380,000 and 450,000 euros.
City of Kempen to market 30 of its own plots shortly For the city of Kempen, Technical Councillor Marcus Beyer put the spade in the ground on Wednesday. He emphasised the good cooperation with the Tecklenburg company. “The city of Kempen too is glad that things are now getting started.” Beyer recalled a complicated planning process for the development area. Not least, a lawsuit from residents caused delays. In the meantime, the Higher Administrative Court (OVG) Münster has indicated a tendency that the city made no errors in the proceedings (as the WZ reported). “In that respect we enter the next phase with a good feeling,” said Beyer.
The city of Kempen too has felt the great interest in building land in all its districts for many years. In the “Auf dem Zanger” area, the city, according to the councillor, has 30 plots for single-family and semi-detached houses. Marketing of these is now also to begin. However, further site development works are still under way, which are due to be completed in autumn. In addition to the single-family and semi-detached houses, the city is also aiming for multi-storey residential construction on its own plots. The non-profit housing association (GWG) of the Viersen district is in talks as a partner.
Back to the Tecklenburg company: The second construction phase with 18 semi-detached houses is to be tackled in summer and completed in spring 2020. This is followed by eight semi-detached houses and the apartment building with around 20 condominiums (completion summer 2020) and a further ten semi-detached houses, which are to be handed over to the owners in autumn 2020.
