The Mörike Quartier is being built in Bad Neuenahr. Tecklenburg GmbH is investing seven million euros.

Mörike Quartier is the name of a new residential development for young families in Bad Neuenahr. More precisely in Hemmessen, between Mörikestraße, Sebastianstraße and the Landesstraße 83 leading towards Königsfeld. Twelve semi-detached houses are to be built there by spring 2022. The investor is Tecklenburg GmbH from Straelen, which has already been responsible for three town villas and the redevelopment of the Westend on Hauptstraße in Bad Neuenahr. On Thursday, the groundbreaking ceremony was performed on behalf of the district town by Mayor Guido Orthen and Gabriele Schaub from the planning office, and on behalf of Tecklenburg GmbH by Head of Sales Stephany Cox and project developer Stephan Dix. Local civil engineering contractor Julian Wahl from Remagen-Kripp was also on hand. Stephany Cox put the investment volume for the new buildings, with living areas between 138 and 158 square metres, at around seven million euros. Eight of the twelve semi-detached houses will have basements; the plot sizes for the house halves – all but one of which have already been marketed, mostly to local families – range between 242 and 406 square metres. "There will be no problems with parking spaces," Cox told the General Anzeiger; every property has a garage or carport. The installation of charging facilities for electric cars is not provided for in the plans, but is feasible. "All semi-detached houses will be heated with district heating from the Ahrtal-Werke," said the Head of Sales. In total, up to 19 residential buildings can be built in the 8,000-square-metre new development area. Two plots have not yet been allocated. "But there are already interested parties," said Cox. The area has a long history. As far back as 1961, the so-called VdK settlement was to be built there. But nothing came of it. A second attempt in 2011 also failed. The plans could not be developed far enough, owing to high emission-control requirements, to be suitable for initiating a formal development plan procedure. The third attempt finally came three years ago. A concept was developed on the basis of which a new draft development plan was drawn up. The plot owners agreed to comply with the regulations of the municipal building-land management. In September 2019, the town council was thus able to approve the drawing up of the Mörikestraße development plan under the accelerated procedure. Two and a half months ago, Tecklenburg GmbH then presented the project to the town council. The further schedule provides for civil engineering works over the coming months. Work on the houses is then to begin in spring. A construction period of around ten months is planned for these, so that the new owners can move in before the State Garden Show.
