On the site of the old screw factory, most recently known as home to the Boui Boui Bilk, construction work for a residential quarter had recently come to a standstill. The owning family is now bringing Tecklenburg GmbH on board as a partner.
BILK The construction project on the former site of the Max Mothes screw factory is heading for a fresh start: with the help of partner Tecklenburg, the Vitenius family – descendants of the entrepreneur Mothes – aims to realize the construction of the 69 apartments quickly.
Most recently, work on the area on Suitbertusstraße had been interrupted. Construction of the Mothes Karree, as the project is titled, is set to resume in the first quarter of 2022.
The development of the former industrial site had attracted considerable public attention – not least because of a popular interim user: until the end of 2019, the Vitenius family made the vacant factory available to the agency 0049 Events, which created a heavily frequented event venue with the Boui Boui Bilk.
As agreed beforehand with the agency, the use ended when construction began on the housing project. In Düsseldorf, the closure of the Boui Boui Bilk triggered a debate about the lack of venues for the creative scene. The construction project had evidently been suffering from problems of late. After the demolition was completed four months ago, work largely came to a standstill. Reportedly there were delays because of a property that blocked the access road and was not owned by the developers. But the currently high construction costs and the heavy workload of construction firms are also said to have increasingly jeopardized the project. Originally the apartments were to have been completed as early as 2019.
The family business Tecklenburg, based in Straelen in the Lower Rhine region, has now bought in as a partner of the owning family and is apparently expected to drive the construction forward swiftly thanks to its experience with similar projects. Among other things, the medium-sized company developed the 4,000-square-metre inner-courtyard site of the former “chocolate factory” in Düsseldorf, also located in Bilk.
The screw-factory site is planned exclusively for residential use. The developers promise plenty of greenery, including green roofs, and a layout tailored specifically to young families, working professionals and seniors. Of the 69 apartments in total, 56 will be sold as condominiums. They have a living area of 60 to 130 square metres. In addition there are two town houses. Marketing of the apartments is said to begin this year. There is currently no public information on the purchase prices.
Meanwhile, eleven apartments are planned in the front building on Suitbertusstraße. The developers intend them, on a voluntary basis, for rental as subsidized housing, and according to their own figures currently calculate the rent at seven euros per square metre. The municipal housing policy concept, which mandates a share of social housing, would not have applied to this project. The voluntary decision to also provide affordable housing had been praised by politicians – just like the design by the renowned architecture firm HPP.
For practical reasons, construction begins with the courtyard buildings. After completion of the shell there, work is to proceed on the front building, which will close the gap between Suitbertusstraße 147 and 151. The respective interior fit-out works will then be carried out in parallel.
The agency 0049 Events meanwhile moved on through Düsseldorf: it staged events in the hall of the vacant town-hall building Alte Kämmerei and most recently, until the summer, at the Bon Bon in a former perfume factory on Bonner Straße, whose permanent use would have been too expensive. The agency has renamed itself Glanz & Gorilla.
