Tecklenburg GmbH from Straelen is building and marketing the “Tulpen Quartier” on Hubertusstraße. The years-long tug-of-war over the nursery site on Hubertusstraße appears to be over. The winner comes from Straelen and is called Tecklenburg. Tecklenburg GmbH is building 22 semi-detached houses on the site of the former Rühl nursery, located between Windmühlenstraße and Erdkampsweg. “The first work has already begun,” states a corresponding press release from the company. Completion is scheduled for the 1st quarter of 2023, according to the company's website. The company is still at the very beginning of the project, it says in response to an enquiry. It may be assumed that the “fully-fledged real estate company” with its “more than 140-year history” knows how to develop and market new residential quarters. “We are pleased and proud to now be able to work on our latest project, ‘Tulpen Quartier. The blossoming life,’ in the heart of the charming town of Kevelaer,” the press release states. The property developers from the neighbourhood evidently like to look towards the pilgrimage town, which since 2020 has had “the Solegarten St. Jakob, a facility with its own healing spring and inhalatorium”: “The town of Kevelaer is a real gem on the Lower Rhine,” they continue, “(…) on Hubertusstraße, just a few hundred metres from the basilica in the heart of the town, lay a family-run nursery. Spring bloomers were once cultivated here, daffodils and snowdrops for example, but also tulips. When we took over the property after the business closed in order to build a new residential quarter there, the name was therefore immediately clear: Tulpen Quartier. We also named the two house types offered there after particularly beautiful varieties of this elegant plant: Mondial and Canasta.” The floral descriptions suit the 22 handsome “exclusive and turnkey semi-detached houses of between 135 and 145 square metres that the company plans to accommodate on plots of between 224 and 411 square metres within a quarter measuring 9,000 square metres. Reportedly, depending on their size, the houses are to be offered at prices of just under or over half a million euros. Interested parties can find out more directly on the Tecklenburg GmbH homepage: www.tecklenburg-bau.de The background The resolution on the statutes for development plan Kevelaer No. 89 (Hubertusstraße residential area) was passed by the council of the pilgrimage town of Kevelaer on 19 December 2019. The development plan was originally based on an urban planning concept drawn up by Kevelaerer StadtUmBau GmbH. Under the title “HubertusSolar”, a “climate protection settlement” was to be created on the site. On 10 March 2020, the EnergieagenturNRW – which, according to its own account, operates “on behalf of the state government of North Rhine-Westphalia as an operational platform with broad competence in the energy sector” – announced in a press release under the title “Kevelaer Climate Protection Settlement” that the “NRW Climate Protection Settlement Status” had been awarded on 5 February of the same year. Those involved in the project were StadtUmBau GmbH, Kevelaer, the engineering firm Eukon, Krefeld, and the town of Kevelaer. Regarding the urban planning concept, the press release stated that it provided for a development comprising six single-family houses, three semi-detached houses and four two-family houses. According to “current planning”, the heat supply was to be provided by a central combined heat and power plant. In addition, the roofs of the buildings were to be inclined to the south-east and south-west and covered “over their entire surface” with photovoltaic modules. To increase self-consumption of the electricity, for example for charging electric vehicles, battery storage systems were also planned in the climate protection settlement, according to the press release from EnergieagenturNRW.
