This opens the first construction phase. The first houses are to be ready for occupancy in spring 2020.
Under the project name "Himmelblau", the groundbreaking ceremony has taken place for the new development area "Auf dem Zanger" in St. Hubert. Between the Wackertapp mill and the existing residential development "Auf dem Zanger", farmland is being transformed into property for homebuilders. "Here 42 semi-detached houses as well as an apartment building will be created, with the last semi-detached houses due to be completed by the end of 2020," says senior site manager Marco de Liméle. The Tecklenburg company is behind the construction project. On plots of 250 to 350 square metres in size, the company is building one-and-a-half-storey house halves with basement in sizes of 128 to 133 square metres of total area. To which the basement area of around 56 square metres must be added. The prices of the semi-detached houses range, depending on size, between 380,000 and 450,000 euros.
The first construction phase comprises six semi-detached houses, which will be ready for occupancy after a construction period of around ten months. That means the first life will move into the new development area in spring 2020. "Half of the houses from the first construction phase are already reserved," says sales manager Stephany Quarte. In total there will be four construction phases, with the third construction phase including the apartment building with ten or more condominiums. The precise plans for the apartment building are currently under way.
The first construction phase of six semi-detached houses is followed by 18 more in a second step. Construction phase three comprises eight halves. In the final phase, ten of these houses are erected. The houses, all of which have five rooms, are fitted, among other things, with level-access showers, underfloor heating, electric roller shutters on the ground and upper floors, and windows with security fittings. Structural details such as projecting bay windows, which simultaneously serve as canopies, are among the architectural special features.
The second construction phase, which goes into marketing after Easter, includes a special aspect. Tecklenburg has taken some trades such as painting work and floor coverings out of the overall package. Interested buyers can thus participate in the finishing work and thereby reduce the purchase price.
For the new development area, a special supply concept was also developed in cooperation with the Düsseldorf University of Applied Sciences and the Kempen municipal utilities. "We will erect an energy centre in the residential area that produces electricity and local heat at the same time," explains Siegfried Ferling, managing director of the Kempen municipal utilities.
The installation combines several forms of generation. On the one hand there are solar thermal collectors for generating heat from solar energy, and on the other a heat pump for using geothermal energy. Added to this are a small gas-powered combined heat and power unit for coupled electricity and heat generation as well as heat storage with electrode heating for energy optimisation. The new heating centre works with a so-called "neural network". This ensures that the energy actually required is made available.
